Everything a manager or admin needs to run turns day to day.
Setting up your team
From Team, invite each person who works turns for you — cleaners (W-2 employees or 1099 subcontractors) and other managers. Go to Staff Invites, enter their name, email, and role, and send the invite.
They'll get an email with a one-time sign-in link. Opening it creates their account and drops them straight into the app with the role you assigned — no password to set up.
Under Pricing & Rooms, set up the rooms and items your team inspects on every turn, along with the upcharge amount for each item. This is what your cleaners see during inspection, and what drives every upcharge claim.
Scheduling turns
Create a job from Jobs or your Team Schedule, pick the property and the cleaner (or cleaners — a lead plus any helpers), and set the date. If the cleaner hasn't worked with you long enough to have a standing assignment, send them a job offer instead — they accept or decline from their own app before it's locked onto their schedule.
Connect Google Calendar from Team Schedule to see every turn on the calendar you already use, alongside everything else on your day.
Reviewing photos and claims
Every upcharge a cleaner claims during inspection shows up in your Review Queue, grouped by job. Open a job to see each claim with its before/after photos side by side — approve or deny each one based on what the photos actually show, not just the cleaner's note.
Once every claim on a job has a decision, submit the review. That job then moves to Jobs waiting on an invoice.
Sending invoices
From Jobs, generate an invoice for any job whose review has been submitted — it pulls the base rate plus every approved upcharge automatically. Review the draft in Invoices, then mark it sent. If you've connected QuickBooks, sent invoices sync over automatically.
Handling disputes
If a property manager disputes a charge on an invoice, you'll see it flagged with their note attached. Pull up the same before/after photos your review queue used to approve the claim, and respond to resolve or adjust the dispute — the PM sees your response and the outcome on their side automatically.
Inviting property managers
Add a property's property manager from Clients or Property Managers with their name and email. They get a free portal — no plan or seat cost to you — where they can see turns, photos, and invoices for their properties in real time. This is one of the easiest ways to build trust with a PM you're trying to win or keep.
